Buying your first home involves a lot of steps, and it helps to see them in order. Use this checklist to keep your place and to know what comes next.
Before you shop
- Check your credit reports for errors and see where you stand
- Decide on a monthly payment that feels comfortable, including taxes, insurance and maintenance
- Look into down payment assistance programs and ask a lender what you may qualify for
- Get fully pre-approved so sellers take your offer seriously
- Write down your must-haves and nice-to-haves
While you shop
- Tour homes with an agent who will tell you the truth about condition and price
- Look at recent sales so you know what a fair offer looks like
- Think about resale and what you will need in five years, not just today
- Consider whether a fixer-upper and a renovation loan could stretch your budget
When you make an offer
- Understand your earnest money and what happens to it
- Know your inspection period and what you can ask for
- Ask about the seller’s timeline and what they care about most
- Be ready to negotiate calmly
Between contract and closing
- Complete the inspection and review the findings with your agent
- Respond promptly to your lender’s requests, and avoid new debt
- Shop for homeowner insurance
- Review your closing figures with your closing attorney
- Do a final walk-through before you sign
