Paying cash changes how a seller sees your offer. There is no lender to wait on, no appraisal that can come in low, and far fewer ways for a deal to fall apart in the last week. But cash is not a magic word. A cash buyer who does not know the real repair costs and the real resale value can still overpay. We help you use cash the way it should be used: to buy well, not just to buy fast.
What cash actually gets you
- Speed. Without a loan to underwrite, closings can be much shorter. Some of our cash purchases close in as little as seven days when the title work and the seller are ready.
- Certainty. Sellers weigh an offer that cannot be derailed by financing more heavily than a slightly higher one that can.
- Flexibility. You can offer a short closing, a delayed closing, or a rent-back, depending on what the seller needs.
- Leverage on price. Speed and certainty are worth something to a seller. How much depends on the seller, the house and the market, and it is never guaranteed.
What cash does not do
Cash does not skip the work. You still need to confirm the title is clean, see what the house needs, and check the numbers against what comparable homes have really sold for. In Georgia a real estate attorney handles the closing, and your earnest money, due diligence period and contract terms matter just as much in a cash deal as in a financed one.
Proof of funds
Listing agents will ask to see that your funds are real before they take your offer seriously. A bank or brokerage statement or a letter from your financial institution is typical. Keep it current and share it only with the people who need it.
How we help cash buyers
- Show you off-market and on-market homes that fit your budget and plans
- Walk the property with you and put real numbers on repairs and after-repair value
- Write an offer that fits the seller’s situation, not just the price
- Connect you with a closing attorney and contractors from our network when you need them
Some cash buyers plan to live in the home. Others plan to renovate and rent or resell it. We help with both, and we tell you honestly when a house is not worth the price.
Where we work
We help cash buyers across Atlanta, Brookhaven, Decatur, Duluth, Ellenwood, Griffin, Hampton, Lawrenceville, Lilburn, Locust Grove, McDonough, Norcross, Snellville, Stockbridge, Stone Mountain and Tucker.
