Flipping and wholesaling are the fast lanes of real estate investing. Flippers buy, renovate and resell. Wholesalers put a property under contract and pass the deal to another buyer for a fee. Both depend on buying at the right price and moving quickly, and both punish guesswork. We buy, flip and wholesale houses ourselves, so we speak your language.
For flippers
- We help you estimate the after-repair value from real comparable sales
- We put a line-by-line number on repairs and add a cushion for surprises
- We look at your holding costs, financing and selling costs so you know the true margin
- We connect you with contractors from our network when you need them
Many flippers use a rule of thumb, such as keeping the purchase price plus repairs at or below about 70 percent of the after-repair value. It is only a guide. Your costs, your timeline and the neighborhood decide the real answer.
For wholesalers
Wholesaling depends on having an end buyer who trusts your numbers. We can help you evaluate a deal and think about who the buyer is. Georgia has rules about how you market and disclose your interest in a property you do not own, so talk to a real estate attorney and your broker before you wholesale. If you are a licensed agent, your license brings extra obligations.
Working with us
- Tell us your price range, target neighborhoods, rehab level and how fast you can close
- We may bring you properties from our own acquisition work, and when the owner is Nil, a team member or an affiliate, we tell you in writing before you sign
- We give honest feedback on deals, including when to pass
We work with flip buyers and wholesalers across Atlanta, Brookhaven, Decatur, Duluth, Ellenwood, Griffin, Hampton, Lawrenceville, Lilburn, Locust Grove, McDonough, Norcross, Snellville, Stockbridge, Stone Mountain and Tucker.

Nil Patel is a licensed Georgia real estate salesperson with Keller Williams Realty Atlanta Partners. This page is general information, not legal, tax or financial advice, and nothing here is a commitment to lend. Talk to a lender and a real estate attorney about your own situation. Investing involves risk, and past results do not guarantee future results. If Nil, a team member or an affiliate wants to buy a property directly, that buyer will say so in writing before you sign.
