Moving up to a bigger home, or moving to Atlanta from somewhere else, comes with a timing puzzle. You may need to sell one home while buying another, or buy in a city you cannot visit every weekend. We help you plan the sequence so you are not stuck with two mortgages or no place to live.

For move-up buyers

  • Know your equity: what your current home is likely to sell for, minus the mortgage and selling costs
  • Choose a sequence: sell first, buy first, or make an offer contingent on selling, each with different risk
  • Ask about bridge options: some lenders offer short-term financing that helps with overlapping ownership. Talk to Nil about approved lenders.
  • Plan the move itself: a rent-back or a flexible closing date can ease the transition

For relocating buyers

  • Tour by video with us before you fly in, then narrow the list to the few homes worth seeing in person
  • Visit the area at rush hour and on a weekend to check your commute and how the neighborhood feels to you
  • Check official sources yourself for things like school district boundaries, taxes and flood maps, because we want you to rely on facts, not opinions
  • Ask about timing for your lease, your current home sale and your start date at work

What a good plan looks like

Before you tour, we will help you set your budget, your must-haves and your calendar. If you are buying from out of state, we can arrange video walkthroughs, send detailed photos of problem areas, and coordinate inspections so you are not guessing from a listing.
