A move-in ready home is the simplest way to buy: you close, you get the keys, and you start living there. The catch is that “move-in ready” means different things to different sellers and listing agents. A fresh coat of paint can hide a roof that is near the end of its life. Our job is to look past the staging and tell you what you are really buying before you make an offer.

What we check before you offer

We have spent 27 years buying, repairing and reselling houses around Metro Atlanta, so we know where the expensive surprises hide. On a move-in ready home we walk through the same list we use on our own purchases:

  • Roof age and condition, including flashing, valleys and any soft spots in the decking
  • HVAC age, the condition of the ductwork, and whether the system is sized for the house
  • Water, meaning supply lines, water heater age, signs of past leaks, and how the crawlspace or basement handles moisture
  • Electrical, including the panel brand and age, grounded outlets, and any DIY wiring
  • Foundation and grading, because water that drains toward the house causes problems years later
  • Permits, since unpermitted additions and finished basements can create trouble at resale or insurance time

Writing an offer that wins without overpaying

Good move-in ready homes draw several offers, and some listings set a “highest and best” deadline. We have run those deadlines from the seller side, so we know what a listing agent looks for: a clean contract, proof of funds or a solid pre-approval, a realistic closing date, and a sensible inspection plan. Price matters, but it is not the only thing that decides these races.

We will also show you recent sold comparables so you know what the home is worth to the market, not just what the seller hopes to get. If a house is priced above its comps, we will tell you, and we will help you decide whether to offer less, walk away, or move to the next one.

Inspections, appraisals and what happens if they disagree with the price

Your lender will order an appraisal on a financed purchase. If it comes in below the contract price, you have options, such as renegotiating, bringing extra cash for the gap, or ending the contract within the terms you signed. We explain those options before you sign, not after a problem shows up.

Areas we cover

We help buyers in Atlanta, Brookhaven, Decatur, Duluth, Ellenwood, Griffin, Hampton, Lawrenceville, Lilburn, Locust Grove, McDonough, Norcross, Snellville, Stockbridge, Stone Mountain and Tucker. If you are looking just outside those areas, call anyway.
