Your first investment property teaches you more than any course, and it is also the one most likely to go wrong if you guess. We have bought, repaired, flipped and rebuilt Metro Atlanta homes for 27 years, and the same habits that kept us out of trouble can keep you out of it. Start small, learn the math, and do not buy a deal you cannot explain.
Pick one strategy first
- Buy and hold a rental: slower, steadier, and built on monthly cash flow and long-term appreciation
- Fix and flip: faster, riskier, and built on buying below value, repairing well and selling on time
- Live in one unit and rent the rest: a lower-risk way in for some buyers, often called house hacking
- Fix and keep (BRRRR): buy, rehab, rent, refinance and repeat, which depends heavily on the numbers and on your lender
Each one needs a different budget, a different timeline and a different kind of house. We help you choose before you start looking.
The numbers you need to know
- After-repair value (ARV): what comparable updated homes nearby have really sold for
- Repair budget: a line-by-line estimate plus a cushion, since older homes usually hide something
- Holding costs: taxes, insurance, utilities and loan interest while you own it
- Rent and expenses: for rentals, the monthly rent minus vacancy, repairs, management and reserves
- Cash-on-cash return and cap rate: two common ways to compare a rental to other uses of your money
Many investors use a rule of thumb, such as keeping the purchase price plus repairs at or below about 70 percent of the after-repair value for a flip. It is a starting point, not a promise. Your own costs and your market decide the real number.
Common first-time mistakes
- Underestimating repairs and skipping the contingency
- Overestimating rent or the resale price
- Paying too much because the deal felt urgent
- Using a contractor with no license, no insurance or no references
- Not leaving enough cash for the months when the property sits empty
How we help
We walk properties with you, run the numbers on both the best and worst case, and tell you when to pass. We can connect you with contractors, a closing attorney and lenders who work with investors. Talk to Nil about approved lenders. We work in Atlanta, Brookhaven, Decatur, Duluth, Ellenwood, Griffin, Hampton, Lawrenceville, Lilburn, Locust Grove, McDonough, Norcross, Snellville, Stockbridge, Stone Mountain and Tucker.
Nil Patel is a licensed Georgia real estate salesperson with Keller Williams Realty Atlanta Partners. This page is general information, not legal, tax or financial advice, and nothing here is a commitment to lend. Talk to a lender and a real estate attorney about your own situation. Investing involves risk, and past results do not guarantee future results. If Nil, a team member or an affiliate wants to buy a property directly, that buyer will say so in writing before you sign.
