A cash offer does not always beat a financed one on price, and a financed offer does not always lose. Sellers weigh a mix of price, certainty, speed and convenience. Understanding what matters to the seller is how you win without overpaying.
Why cash is attractive
- No loan approval to wait on
- No appraisal that can come in below the contract price
- Often a shorter closing
- Fewer repair requests tied to lender requirements
Why a financed offer can still win
- A strong pre-approval from a reputable lender shows the buyer is serious
- A higher price can outweigh the convenience of cash for some sellers
- A larger down payment and a clean contract make a financed offer more competitive
- Flexibility on closing date or occupancy can matter as much as the number
Questions that change the answer
Is the seller moving on a deadline? Does the home need repairs a lender would require? Is the seller selling to fund another purchase? Each answer moves the balance between price and certainty. Your agent should be asking the listing agent those questions before you write the offer.
If you pay cash, do not skip the homework
Cash buyers still need a title search, an inspection and a real estate attorney at closing. Speed is an advantage, but it is not worth overpaying or buying a title problem. Read more on our cash buyers page.
